Land Lease

Homebuyers can choose from spacious floor plans, customization packages, and features such as vaulted ceilings, walk-in closets, fireplaces and state-of-the-art appliances. The term “land-lease” means just that! You own the home—and lease the land from the developer, Harper Homes. Living in a Harper neighborhood provides many of the same conveniences and services found in other planned residential developments—and the monthly lease payment covers taxes, water and refuse collection.

If the idea of a newly built 3-bedroom, 2-bath home with new appliances and plenty of closet space interests you—then take a close look at the homes for sale in the Harper neighborhoods. You’ll still have plenty of room and a little something left over in your wallet!

Rent Homes

Selection

We have a selection of 1- and 2-bedroom mobile homes available for rent.

Affordability

Rents start as low as $425. Rent includes; home rent, site rent, water, sewer and garbage pickup.

Amenities

Each mobile home for rent features its own driveway, patio, yard, refrigerator, and range.

 

Lease With Option to Purchase

If purchasing outright is not an option at this time, our lease with option to purchase program may be a viable solution for your housing needs.  Much like leasing a vehicle, this program allows select homes to be leased for 48 or 60-months. The home rent would be made in addition to the monthly lot rent.  At the end of the lease term, the option to purchase the home will become available and the residual value, as pre-determined in the leasing contracts, may be paid to complete the purchase of the home. There is no early payoff option as this is a long-term lease.

Pets are not permitted in leasing homes. Not all homes are eligible for this program.

Available homes will be advertised as “eligible for lease with option to purchase” in the home’s description. Other restrictions may apply.

Warranty

Locally owned and operated, the Harper staff are on-site in your neighborhood and ready to assist you with warranty questions and assistance. New homes are covered with a 1-year warranty and appliances are covered under a manufacturer’s warranty.

Financing

Manufactured homes are financed by lenders who specialize in chattel loan financing.  When seeking a lender for this type of loan, please ask if they underwrite for “manufactured homes within a land-lease community.”  Rates and terms will depend upon the lender’s loan programs and the applicant’s credit ratings.
